Terms of Service

By accessing or using Flatlu (flatlu.lu), you agree to be bound by these Terms of Service. If you do not agree to these terms, do not use the platform. Flatlu is operated by The Tidy Troupe S.à r.l.-S, incorporated under Luxembourg law. These terms are governed by the laws of the Grand Duchy of Luxembourg.

Flatlu is a platform that allows verified former and current tenants to submit anonymous reviews of rental properties in Luxembourg. We do not own, manage, or control any of the properties reviewed on the platform. Flatlu provides information for general informational purposes only. We do not guarantee the accuracy, completeness, or suitability of any review. Reviews represent the personal opinions of verified tenants and not the views of Flatlu.

To submit a review, you must: • Be 18 years of age or older • Have a valid tenancy agreement for the property being reviewed (current or past) • Hold a valid government-issued ID • Be willing to participate in a brief video verification call • Provide truthful and accurate information throughout the process By submitting a review, you represent and warrant that all information provided is accurate, complete, and based on your genuine personal experience as a tenant.

Reviews must: • Be based on your direct, first-hand experience as a tenant • Be truthful and factually accurate to the best of your knowledge • Relate to the specific property and tenancy period you are verified for • Comply with all applicable Luxembourg and EU laws Reviews must NOT contain: • False, misleading, or fabricated information • Personal identifying information of any individual (other than general descriptions of conduct) • Threats, harassment, or hate speech • Defamatory statements (accusations beyond your personal experience) • Commercial advertising or promotional content • Content that infringes third-party intellectual property rights We reserve the right to remove any review that violates these guidelines, without notice.

Flatlu is provided "as is" without warranties of any kind. To the maximum extent permitted by Luxembourg law: • Flatlu is not liable for any direct, indirect, incidental, or consequential damages arising from use of the platform • We do not verify the accuracy of review content beyond confirming the reviewer's tenancy • We are not responsible for decisions made based on reviews published on the platform • Reviews represent personal opinions of tenants and not verified facts about property conditions The maximum liability of Flatlu to any user shall not exceed €100 or the amount paid for any premium service, whichever is greater.

By submitting a review, you grant Flatlu a non-exclusive, royalty-free, worldwide licence to display, distribute, and use your review content on the platform and in promotional materials (in anonymised form only). You retain ownership of the content you submit. Flatlu retains ownership of all platform design, code, branding, and non-user-generated content. You may not reproduce, copy, or use any Flatlu branding, design, or platform content without written permission.

Landlords may create a verified account and submit responses to reviews about their properties. Landlord responses: • Must comply with these Terms and our content guidelines • Must be truthful and based on verified facts • May not threaten, harass, or identify the reviewing tenant • Are clearly labelled as landlord responses and not endorsed by Flatlu Landlord response capability is provided as a premium service. Subscription terms are agreed separately.

We may suspend or terminate your access to Flatlu at any time, with or without notice, if: • You violate these Terms of Service • You provide false information during verification • You attempt to manipulate the review system • We are required to do so by law Upon termination, your right to use the platform ceases immediately. Reviews submitted in good faith will remain on the platform unless they violate our content guidelines.

These Terms are governed by the laws of the Grand Duchy of Luxembourg. Any disputes arising from these Terms or use of Flatlu shall be subject to the exclusive jurisdiction of the courts of Luxembourg City, Luxembourg. Before initiating any legal proceedings, we encourage you to contact us at contact@flatlu.lu to attempt to resolve the dispute informally.

We reserve the right to modify these Terms at any time. We will notify users of significant changes by email and by displaying a notice on the platform. Continued use of Flatlu after changes are posted constitutes acceptance of the revised Terms. The date of the most recent revision is shown above.
